Whole-Home Renovation

Full gut renovations under one contract and one schedule. The reason to do a house all at once is not convenience, it is that the expensive parts overlap: the electrical, plumbing and HVAC that a kitchen and two bathrooms each need separately is one rough-in if the work happens together.

What is included

  • One contract, one schedule and one person accountable for the whole job
  • Services roughed in once across the house rather than three times in three phases
  • Structural changes, load transfers and beam work engineered and permitted
  • Knob-and-tube, aluminum and 60-amp service upgrades handled as part of the work
  • Asbestos and lead testing before demolition, abatement coordinated where needed
  • Consistent finishes and floor heights throughout, which phased work rarely achieves
  • A single dated schedule covering permits, inspections and material lead times
  • Itemised quote so you can see what each part of the house costs

How the job runs

  1. 1

    Assessment and scope

A full walk-through of the house, including the basement, panel and attic. We find what is behind the walls before pricing, not during.

  2. 2

    Design, engineering and permits

Drawings, structural engineering where loads change, and the permit application. This stage sets the real timeline.

  3. 3

    Demolition and rough-in

Strip-out, then framing, electrical, plumbing and HVAC all roughed in together and inspected.

  4. 4

    Finishes and handover

Drywall, tile, floors, millwork and fixtures, then a deficiency walk with you before final payment.

Whole-Home Renovation questions

Is it cheaper to renovate a whole house at once or room by room?

All at once, usually, and the saving is in the rough-in rather than the finishes. Opening walls once for electrical, plumbing and HVAC across the whole house costs less than doing it three times for three separate projects. You also avoid paying twice for the same setup, protection and disposal. Room by room makes sense when cash flow requires it, and we will phase a job that way if that is the constraint.

Do we have to move out during a whole-home renovation?

For a full gut, usually yes, at least while services are out and there is no working kitchen or bathroom. We would rather say that up front than have you discover it in week two. On partial renovations we can often keep one bathroom and a temporary kitchen running.

What usually changes the price after work starts?

Three things, in order of how often we see them. What is actually in the walls, which in Durham houses from the 1940s to the 1960s frequently means knob-and-tube, undersized electrical service or galvanised supply lines. Structural surprises once ceilings come down. And scope changes you decide on mid-build, which are the only ones we can predict. The first two are why we look in the basement and the panel before quoting.

Who manages the trades?

We do. You get one point of contact and one schedule. The trades we do not carry in-house are licensed subcontractors we engage, and we stay responsible for their work and their timing. You should not be the one calling the electrician to ask why they have not shown up.
