Commercial Fit-Out & Renovation

Salons, spas, clinics and retail spaces built out from shell or stripped and rebuilt. The constraint on a commercial job is rarely the construction, it is the calendar: every day the space is closed is a day it earns nothing, so the schedule gets built backwards from your opening date.

What is included

  • Schedule built backwards from your opening date, not forwards from ours
  • Hand-applied microcement and Venetian plaster finishes
  • Plumbing runs for salon and spa stations, including drainage and hot water sizing
  • Custom millwork: reception desks, retail displays, service stations
  • Landlord and property-management coordination, including work-hour restrictions
  • Building permit applications and inspection scheduling handled
  • Accessibility requirements addressed at design stage rather than found at inspection
  • After-hours and phased work where the business has to stay open

How the job runs

  1. 1

    Site walk and scope

We walk the unit, check what the landlord permits, and establish what the existing services can actually support.

  2. 2

    Schedule and permits

We work back from your opening date and submit permits early, because approval time is the part nobody can compress.

  3. 3

    Build

Demolition, services, framing, finishes and millwork, sequenced so trades are not waiting on each other.

  4. 4

    Handover

Final inspection, deficiency walk with you, and everything signed off before you open.

Commercial Fit-Out questions

How long does a salon or spa fit-out take?

For a typical unit, the build is measured in weeks and the permit is measured in weeks before that. The honest answer is that the construction is the predictable part. Tell us your target opening date early and we will tell you whether it is realistic before you sign a lease, which is a much cheaper time to find out.

Can you work around a business that stays open?

Yes, phased or after-hours. It costs more and it takes longer in calendar days, and for most clients closing for a shorter period works out cheaper overall. We will give you both numbers so you can decide rather than guess.

Do you handle landlord approvals?

We handle the construction side: drawings, permits, insurance certificates and coordinating with property management on work hours, service elevators and shutdowns. The lease terms themselves are between you and the landlord, but we will tell you what in a proposed scope is likely to need their sign-off.

What is microcement, and why use it commercially?

A thin hand-applied cement-based coating that goes over existing substrates in a continuous seamless surface. For commercial spaces it is durable, has no grout lines to stain, and can be applied over what is already there, which saves demolition time. The finish is hand-worked, so the texture is a decision, not an accident.
