Home Renovation in Ajax
Our shop is on Westney Road North, so Ajax is the market we know best and the one we can get to fastest. Ajax housing splits into three eras that each renovate differently: the compact wartime bungalows near the lake, the side splits and back splits of the 1970s and 80s, and the 1990s and 2000s subdivisions in Brock Ridge and the north end whose builder-grade kitchens and bathrooms are now reaching the age where they get replaced.

Ajax renovation questions
What makes Ajax houses different to renovate?
Ajax is unusual because it was not a village that slowly grew. It was built starting in 1941 as a wartime munitions community, with Defence Industries Limited putting up a shell-filling plant and worker housing almost at once. That means the oldest housing stock arrived as a batch, not over decades. Those original bungalows near the lake are small, typically 800 to 1,100 square feet, with simple layouts and low basements. Opening them up usually means a structural change rather than a cosmetic one, because the walls doing the dividing are often doing the holding up.
Do I need a permit for a bathroom or kitchen renovation in Ajax?
It depends on what moves. Replacing a countertop does not need a permit. Adding a bathroom does. So does basement work that involves new walls, electrical, plumbing, HVAC or a secondary suite. In practice, most kitchen and bathroom renovations cross the line as soon as plumbing fixtures relocate or circuits change. The Town of Ajax takes applications through its Online Application Portal, and we submit and manage the whole thing on your behalf.
We have a 1990s house in Brock Ridge. Is it too new to need work behind the walls?
Usually the structure and services are fine, which is the good news and it makes these renovations more predictable than the older stock. What has aged is the finishes: builder-grade cabinetry, laminate counters, fibreglass tub surrounds and 1990s tile. Those houses are typically good candidates for a full cosmetic gut where the money goes into what you can see, rather than being consumed by electrical upgrades before you pick a single finish.
Can you renovate a wartime bungalow without losing what makes it work?
Yes, but be clear about the tradeoff first. The appeal of those houses is a compact, cheap-to-heat footprint. Opening the main floor into one space improves how it lives and changes how it heats, and it almost always involves transferring a load, which means engineering and a permit. What we will not do is quote it as though removing that wall is a drywall job, because it is not.
How quickly can you get to a job in Ajax?
Faster than anywhere else we work, because we are based here. For an on-site assessment in Ajax we can usually be there within a day or two. That matters less for a planned renovation than it does when something has gone wrong and you need someone to actually look at it.
Do you handle Ajax basement apartments and secondary suites?
Yes. A legal secondary suite in Ajax is a permitted build with its own requirements around ceiling height, egress windows, fire separation and interconnected smoke alarms. The requirements are not negotiable and an inspector will find the shortcuts. If your basement cannot meet the height requirement without underpinning, we will tell you that at the assessment rather than after demolition.
